Authorize and direct the Chairman of the Board of Supervisors to sign the <br /> Development Agreement. <br /> BACKGROUND: <br /> The project consists of a small lot Major Subdivision application (PA-0500838), a large lot Major <br /> Subdivision application (PA-0600161), and a proposed Development Agreement(PA-0600127) <br /> for a 142.9 acre parcel owned by Joe J. and Lillian E. Machado ("Machado property"or"project <br /> site"). <br /> Small Lot Subdivision <br /> The small lot Major Subdivision("small lot Tentative Map")would subdivide the Machado property <br /> into 286 residential lots, 18.2 acres of office commercial development, 21.5 acres of industrial park <br /> development, a 16.5 acre K-8 school site, a 2.3 acre neighborhood park,and a 3.8 acre linear park <br /> (within and adjacent to the 75 foot wide PG&E easement). Smaller lots would also be created for <br /> various open space uses. These lots represent <br /> aggregations of lots shown on the small lot Tentative Map. Once given final approval, they <br /> could be sold for financing purposes but could not be developed until they are further <br /> subdivided by means of approved, small lot Major Subdivision final maps. (See Figure 4 <br /> of the staff report) <br /> Development Agreement <br /> The Development Agreement by and between the County of San Joaquin and The Joe J. <br /> and Lillian E. Machado Family Trust would be applicable to the development of the <br /> Project site. The Development Agreement would establish the timing of infrastructure <br /> extension; identify the obligations for participation in off-site infrastructure improvements, <br /> 2 <br />
