FFILDESCRIPTION OF THE SUBJECT PROPERTY
roperty has been owned by the Camera Family for 7 s. Prior ownership of the known. Since the length of property ownership by the Camera's is substantial,
previous ownership is most likely inconsequential. The property has always served as agricultural
production land. The structures existing on the property include: A single family residence, a large
metal shop building which is empty, a small defunct scale house, and a defunct labor camp
building.
The project is located north of the Calaveras River on Jack Tone Road, and its legal description is
Section 36, Township 3 North, Range 7 East, MDB&M. Surrounding structures consist of
extremely low density residential housing, agricultural production land and confined animal
facilities, primarily horse ranches.
The region has been farmed, particularly in orchards, row crops and pasture land for the last several
decades. Surrounding irrigation is provided by irrigation wells and the Stockton East Water
District(SEWD) Irrigation District that serves this area. The historical aerial photos illustrate that
the subject property was in crop during the 1970s, except for the buildings and roads.
II1. STANDARD PUBLIC ENVIRONMENTAL RECORD SOURCES
The surface soils are composed predominately of a Hicksville loam (#107), with the extreme
northeast portion consisting of Finrod clay loam (#158). Permeability is moderately slow in both
of these soil types. There is also a high shrink-swell potential. Consequently, consideration should
be given to having a soils engineer assess the on-site soils to provide foundation recommendations
if construction will ever take place on the Parcels.
,/The attached GeoTracker map illustrates no Leaking Underground Fuel Tanks(LUFTs)or
underground storage tanks (USTs) in the area surrounding the property. San Joaquin County
groundwater maps (1999) indicate the groundwater depth at 104 ft and the directional flow to be in a
southwesterly direction toward the Calaveras River. The property is apparently m Flood Zone A.
/,/No information was available from the San Joaquin County Envisions Viewer Data Base. The
attached Environmental Questionnaire indicates that there are three old tanks located on the property.
Actually, there are four with the addition of a new upright diesel storage tank that is presently empty.
From nitrate testing of water wells in the area, and the nitrate concentration maps at EHD, it is noted
that nitrate concentrations vary in the regional underlying groundwater between 10 and 44 ppm with
45 ppm being the Maximum Contaminant Level. Testing of the domestic well that serves the
residential structure will be required for the Soil Suitability Study.
Page-3-
Chesney Consulting
