T <br /> h <br /> s <br /> f <br /> § 2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE <br /> �§ 2.1 Past uses of the property have been as agricultural production, and as the Houston Men's <br /> Colony from 1920 to 1984. Present residential structures exist, and anticipated future uses <br /> have been defined to be improved with four residential structures. Past agricultural <br /> activities around the property may have contributed nitrate to the underlying water aquifers <br /> in locales to the west. However, nitrate analysis of the two on-site wells that have been <br /> conducted for the upcoming Soil Suitability Study reveal comparatively low nitrate <br /> concentrations at 19 ppm for both wells. This nitrate concentration can be attributable to <br /> the underlying thick clay soil strata. Present and future agricultural activities on nearby <br /> properties and in surrounding areas may contribute potential environmental concerns; <br /> however, this may be said of any agricultural operations. Mr. Nahas's ranch is under <br /> organic production; therefore, no pesticides or synthetic fertilizers are applied to the subject <br /> property. The California Certified Organic Farmers (CCOF) organization has certified his <br /> farm as organic with the associated document found in Appendix B. The Direct <br /> observations of the entire property reveal the residential and agricultural operations to be <br /> relatively clean in comparison to other observed farming operations within San Joaquin <br /> County. <br /> § 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES <br /> OF CONTAMINATION <br /> �§ 3.1 Discussion of the methods used to research and investigate the potential or known above- <br /> ground and below ground sources of contamination at the site include the following: <br /> The first source of environmental information is the EHD Envisions Program Records. <br /> These documents provide all available public environmental information on leaking <br /> underground storage tanks and hazardous materials release surrounding the subject <br /> property. No listings were noted for"Nahas Ranch" or"George Nahas" or for the physical <br /> addresses/APNs listed on the Title Page. <br /> The second informational gathering source is direct observation of the entire property, and <br /> the Environmental Questionnaire found in Appendix B. The Questionnaire documents <br /> environmental information obtained directly from Mr. Nahas. He has lived adjacent to the <br /> subject property, and has been familiar with all on-site activities since 1984 when he <br /> purchased the property. He is the most knowledgeable of the activities that have taken <br /> place on and around the subject property for this 26-year time period. <br /> The third informational source is the Geotracker Site List from the State Water Resources <br /> Control Board for underground (USTs) and leaking underground fuel tanks (LUFTs).
