(Development Title Section 9-1015.5[g][4]) <br /> g) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of Jack Tone Road, shall be installed across the frontage of the <br /> project site. (Development Title Section 9-1020.) <br /> 2) All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. <br /> (Development Title Section 9-1020.7) Areas of the property which are not <br /> part of the project shall be barricaded from traffic and kept mowed and dust <br /> free. <br /> 3) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. 10 trees shall be planted in <br /> Phase One and 5 trees shall be planted in Phase Two. At full buildout, 15 trees <br /> shall be planted, evenly spaced throughout the parking lot. <br /> 4) A five foot planting strip is required in the parking lot along the northern and <br /> southern property lines adjacent to the masonry wall and parking areas. <br /> (Development Title Section 9-1020.5[e]) <br /> h) SCREENING: Screening shall be provided and comply with the following: <br /> 1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along <br /> the westerly 180 feet of the southern property line of APN# 019-060-03 and <br /> along the westerly 157 feet of the northern property line of APN# 019-060-03 <br /> adjacent to proposed development and parking areas. (Development Title <br /> Section 1020.5[e]) <br /> 2) All project storage materials and related activities, including storage areas for <br /> trash, shall be screened so as not to be visible from adjacent properties and <br /> public right-of-ways. Screening shall be six (6) to seven (7) feet in height. <br /> Outside storage is not permitted in front yards, street side yards, or in front of <br /> main buildings. (Development Title Section 1022.4[d][2]) <br /> i) SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any comer cut- <br /> off(snipe). (Development Title Section 9-1710.2[g]) <br /> j) NOISE: Stationary noise sources shall be consistent with Chapter 9-1025.9 of <br /> the Development Title. The maximum sound level is 50 dB Hourly Equivalent <br /> Sound Level daytime, 45 dB Hourly Equivalent Sound Level nighttime, 70 dB <br /> maximum sound daytime, 65 dB maximum sound nighttime. This applies to <br /> outdoor activity area of receiving use, or applies at lot line if no activity area is <br /> known. (Development Title Table 9-1025.9 Part II) If development is proposed <br /> within 70 feet of Jack Tone Road, a noise study will be required. <br /> 5 <br />
