Seibel, Surveyor, of <br /> Lodi, that the Site is a total of 15.0 acres in size (Plate 1). The Minor Subdivision will create <br /> three parcels of five acres each. We understand that a lot line adjustment is in progress with the <br /> neighbor to the west of Parcel 1 and Parcel 2 to move the property line to provide side yard for a <br /> garage in Parcel 1. Monte K. Seibel, Surveyor, of Lodi has been contracted by Tracy Graves to <br /> complete the lot line adjustment. The San Joaquin County Community Development project <br /> number is LA-98-45. <br /> 1.2 Zoning Information <br /> According to San Joaquin Community Development Department, the Site is zoned Limited <br /> Agriculture (AL) Zone is intended to recognize and preserve areas that contain existing <br /> concentrations of small-scale agricultural operations and dwellings. This zone is intended to <br /> implement the Limited Agriculture land use category of the General Plan(www.co.san- <br /> joaquin.ca.us, 2003). <br /> 1.3 Proposed Development <br /> The Minor Subdivision will create three parcels of five acres each from an existing 15-acre <br /> parcel. The parcels involved in the proposed minor subdivision are indicated in Plate 1. The San <br /> Joaquin County Community Development Department minor subdivision number is MS-95-5. <br /> New residences with individual septic systems and water wells may be build on the new parcels <br /> in the future. <br /> ` 2.0 PRESENT AND PAST USES OF THE SITE AND VICINITY <br /> 2.1 Site Use <br /> Proposed Parcel 1 contains a single family residence. This parcel also contains a garage, two <br /> barns, one domestic water well, one irrigation well, and one septic system. Proposed Parcel 2 <br /> and Parcel 3 are fallow orchard property. Sprinkler pipe for a former almond orchard is in place <br /> in the ground.
