PA-0400251 OF
STACEY GRIFFITH (APN: 007-340-09) (ADDRESS: 9422 E JAHANT
ROAD, ACAMPO)
The project is a Major Subdivision Pre-application to subdivide 60 gross acres into
twelve 5 acre parcels. The parcel is located on the southeast corner of Jahant Road and
Hacienda Drive, Acampo. The parcel has a General Plan designation of A/L (Limited
Agriculture) and is zoned AL-5 (Limited Agriculture-5 acre minimum).
The Community Development Department has reviewed the proposed Major Subdivision
Pre-application and offers the following comments.
Existing Buildings
There is an existing single family residence, storage building and pole barn on Lot 2 of
the proposed subdivision. Development Title Table 9-1045.3 states that, except for
movement on and off the property, animals shall not be kept or maintained in pens,
corrals, or within barns or similar structures, on property of less than '/2 acre, close than
40 feet from any rear or side property line. The pole barn is shown as being located
twenty-five (25) feet from the east and south property lines. This barn appears to be
used for animals and as a result, is located too close to the side and rear property lines.
The applicant needs to reconfigure Lot 2 so that this setback can be accommodated.
The other option is to remove the pole barn. This can be required as a condition of
approval if a full application is approved.
Road Names
All subdivision road names shall be submitted to the Community Development Department
for approval by the Director. The applicant proposed the road name Griffith Way. This
name already exists in San Joaquin County and, therefore, may not be used. The
applicant may proposed a different road name with the submittal of a tentative map with a
full application. If the road name is not reviewed with the Major Subdivision application, an
1
