This integration of uses shall be accomplished by the following: <br /> 2.1.1 Accessibility <br /> a. Recreational Commercial uses shall be directly served by Arterial or Collector <br /> streets in order to facilitate access and visibility from other parts of the <br /> community. [Master Plan Policy 3.6.6] <br /> 2.1.2 Variety of Uses <br /> a. A variety of public or private uses are planned within the NIJCR, including public <br /> golf club and restaurant and private age-restricted amenity buildings. <br /> b. See Title 9 of the development title of San Joaquin County for all use types in the <br /> C-R zone, as limited by Section 2.3 of this plan. <br /> — 2.1.3 Common Landscape Theme <br /> a. Landscaping should reinforce the common identity of the NIJCR, and shall be <br /> consistent with the plant palettes established by the MHCSD Neighborhood I &J <br /> Design Manual, MHCSD Roadway Landscape Plans and/or other applicable <br /> '— design criteria of the Master Plan and Specific Plan 11 for Great Valley Parkway <br /> and Central Valley Parkway <br /> 2.1.4 Common Architectural Theme <br /> a. The public golf and private amenity buildings within NIJCR shall have a <br /> consistent architectural theme. The themes will be implemented through the <br /> MHCSD Neighborhood I &J Design Guidelines and the exhibits provided in the <br /> Schematic Development Plans. <br /> b. Buildings shall be compatible with a common architectural theme designated for <br /> the use, and shall utilize common forms, details, materials and colors. <br /> Architectural themes shall be consistent with the MHCSD Neighborhood I &J <br /> Design Manual and examples of this Special Purpose Plan. <br /> 2.1.5 Building Siting <br /> a. Recreational Commercial areas shall be located on or adjacent to the golf course <br /> planned for Neighborhoods I and J. <br /> b.
