g) PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All winery driveways and maneuvering areas shall be surfaced and permanently maintained <br /> with base material of appropriate depth and chip seal to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures or <br /> properties. (Development Title Section 9-1015.5[e]) <br /> 2) A minimum of 16 parking spaces shall be provided, including one van accessible space, at <br /> full buildout. A minimum of eight parking spaces shall be provided in Phase One. A minimum <br /> of eight parking spaces shall be provided in Phase Two. (Each 1,000 square feet of building <br /> area requires 2.5 parking spaces.) (Development Title Section 9-1015.3) <br /> 3) Parking spaces for persons with disability shall be provided as required by Chapters 11A <br /> and 11 B of the California Building Code. <br /> h) ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> 1) Access driveways shall have a width of no less than twenty-five (25)feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> i) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) A minimum ten (10)foot wide landscaped strip shall be required along Kettleman Lane.The strip <br /> shall be continuous except where crossed by driveways and walkways. (Development Title <br /> Section 9-1020.7(a))The existing landscaping meets this requirement. <br /> 2) This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> Requirement per California Code of Regulations,Title 23, Division 2, Chapter 2.7. <br /> j) SCREENING: Screening shall be provided and comply with the following: <br /> 1) All project storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public right-of-ways. Screening <br /> shall be six(6) to seven (7) feet in height. Outside storage is not permitted in front yards, street <br /> side yards, or in front of main buildings. (Development Title Section 1022.4[d][21) <br /> k) SIGNS: Sign details shall be consistent with Chapter 9-1710 and 9-1075.9(k) of the Development <br /> Title and be included on the Site Plan.All portions of any sign shall be set back a minimum of five(5) <br /> feet from any future right-of-way line, including any corner cut-off (snipe). (Development Title <br /> Section 9-1710.2[g]) <br /> 1) NATURAL RESOURCES: As identified by the Wetlands and Special-Status Species Review <br /> performed by Moore Biological Consultants and dated July 14, 2017, grasslands in the project site <br /> could be used by birds protected by the migratory Bird Treaty Act of 1918 and/or Fish and Game <br /> Code of California. If construction commences during the general avian nesting season (March 1 <br /> through July 31) a pre-construction survey for nesting birds is recommended. If active nests are <br /> found,work in the vicinity of the nest should be delayed until the young fledge. <br /> m) BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San <br /> Joaquin County Ordinance requirements will be applicable to the proposed project. The following <br /> conditions shall be addressed prior to submittal of a building permit application to the Building <br /> Inspection Division: <br /> PA-1600200 (SA) Conditions of Approval 2 <br />
