4. ENViRONPAENTAL ANALYSIS <br /> 4.2 LAND USE - <br /> other uses which by their unique nature are not compatible with urban uses,provided they — <br /> do not conflict with the primary use. The Agriculture designation is also consistent with <br /> areas the General Plan has identified as suitable for open space or recreational use,and for <br /> ranchettes. <br /> Appropriate Locations: The Agriculture designation is appropriate in areas where the <br /> agricultural land is productive or potentially productive. It is also appropriate in areas <br /> identified for open space,recreation uses, or ranchette uses. <br /> STANISLAUS COUNTY GENERAL PLAN <br /> Land Use Element <br /> Goals LUG-2 Ensure compatibility between land uses. <br /> Goals LUG-3 Foster Stable economic growth through appropriate land use policies. <br /> Land Use Element Policies <br /> Policy LUP-2 Land designated Agricultural shall be restricted to uses that are compatible <br /> with agricultural practices,including natural resources management, open -_ <br /> space, outdoor recreation,and employment of scenic beauty. <br /> Policy LUP-14 Uses shall not be permitted to intrude or to be located adjacent to an <br /> agricultural area if they are detrimental to continued agricultural usage of the <br /> surrounding area. <br /> Policy LUP-17 Promote diversification and growth of the local economy. — <br /> Policy LUP-18 Accommodate the siting of industries with unique requirements. <br /> STANISLAUS COUNTY ZONING CODE <br /> The Stanislaus County Zoning Ordinance currently designates the project site as A-2-40,General <br /> Agriculture with a 40-acre minimum parcel size. Lands adjacent to the project site are also zoned <br /> A-2-40. This zoning district is described below: <br /> A-2-40- Minimum parcel size of 40 acres: Residential building intensity normally ranges <br /> from zero to two dwellings per 40 acre. Building intensity many increase to two dwellings <br /> per three acres for properties with temporary mobile homes as allowed by zoning _ <br /> regulations.
