FIRST FLOOR TO BE <br /> RELIGIOUS FUNCTIONS AND COMMUNITY MEETINGS. SECOND FLOOR <br /> TO BE A PRAYER AND EDUCATIONAL. The 100-year Flood Elevation will be approximately 1 I Feet NGVD. <br /> Larch Road has an existing right-of-way width of 60 feet and a planned right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> 1. An Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application.
