Y Linne Estates LLC <br /> 7701 Bates Road <br /> Tracy, CA 95304 <br /> Phone and Fax 209/835-7284 <br /> December 10, 2001 Pam <br /> .yP <br /> �!pp <br /> Gabe Karam, Senior Civil Engineer <br /> SanJoaquin County Department of Public Works <br /> Stockton, CA <br /> Regarding_ GP-01-14— ZR-01-10 "Aurora" <br /> Dear Gabe: <br /> Relative to the subject application,there has been much discussion about equal treatment with the applicant <br /> of GP-01-02 and ZR-01-7 (Line Estates LLC), "LLC'. <br /> It was necessary for the LLC to satisfy the following conditions prior to filing for a GP/Zone application: <br /> 1. Ground water study. <br /> 2. Will serve agreement for utilities. (Accomplished by LAFCO approval to annex to CSA-44 and <br /> recorded agreement for water service from Castello LLC). <br /> The amount expended by Linne Estates LLC to LAFCO,water consultants, legal fees for agreements, <br /> Health Department review, and our overhead was substantial. In addition, the water service agreement <br /> between the Castello Estates LLC and Linne Estates LLC pertains only to lands of the Linne Estates LLC. <br /> This is a request that the staff of Public Works address the above issues at the D.C. meeting set for December <br /> 26, 2001 wherein the conditions for the subject GP/Zone will be discussed. Clearly there is a need for the <br /> County to determine of there is any relationship between G.P.-01-02/ZR-01-07 and G.P.-O1-14/2R-01-10 <br /> and, if so,what that relationship should be (Master plans)?? <br /> Assuming Board approval of the B.P./Zone applications it is our understanding that Aurora intends to <br /> submit a tentative map which would contain all their lots within the boundaries of their 11.32 acre parcel and <br /> to provide their own services. <br /> S' cerely, <br /> W.
