b) APPROVED USE: This approval is for an Off-Site Wine Cellar with a storage capacity of <br /> 500 cases as shown on the site plan dated August 5, 2008. The project includes the <br /> conversion of a 1,000 square foot existing building into a wine storage facility with a 450 <br /> square foot wine tasting room. The Off-Site Wine Cellar will hold a maximum of four events <br /> per year as submitted in the marketing plan. (Use Type: Wineries and Wine Cellars- Wine <br /> Cellar, Off-Site) <br /> c) MARKETING EVENTS: Marketing Events are subjected to the following regulations: <br /> 1) A maximum of four (4) marketing events are permitted annually as a part of the <br /> proposed marketing plan dated August 5, 2008. <br /> 2) Marketing Events shall end by 10:00 p.m. (Development Title Section 9-1075.8 (m)(2). <br /> d) DEMO PERMIT: The existing shed shall either be demolished or relocated to comply with <br /> the setback requirements prior to issuance of a building permit. <br /> e) STORAGE CAPACITY: An off-site wine cellar shall have a minimum storage capacity of <br /> 300 cases of wine or approximately 713 gallons of wine and a maximum storage capacity <br /> of 5,000 cases of wine or approximately 11,885 gallons of wine. (Development Title Section <br /> 9-1075.8[a]). <br /> f) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the <br /> Capital Facility Fee is applicable, the County shall collect the fees before the issuance of <br /> any building permits. (Development Title Section 9-1245.2) <br /> g) BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> h) STORM DRAINAGE: Any additional storm water drainage created by new improvements <br /> shall be retained on-site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. (Development Title Section 9-1135) <br /> i) PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All winery driveways and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and chip seal to provide a durable, <br /> dust free surface. Parking surface material may be chip seal or alternate material <br /> approved by the Director. Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties (Development Title Section 9-1015.5[e]). Marketing <br /> event parking may also be alternative surfacing material. <br /> 2) A minimum of 3 parking spaces shall be provided, including 1 van accessible space. <br /> Accessible spaces shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). (Development Title Section 9-1015.3) <br /> j) ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> 1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways <br /> 3 <br />
