KLEINFELDER <br /> • Doornanbal Farms, located at 14744 Carrolton Road, adjacent to the northeast <br /> of the subject site, appears on the HIST UST database. <br /> • Dairies are located to the north, east and west of the subject site. <br /> 8.2. CONCLUSIONS AND RECOMMENDATIONS <br /> We have performed a Phase I Environmental Site Assessment in conformance with the <br /> scope and limitations of ASTM Practice E 1527-00 of the property located south of <br /> Lone Tree Road, east of Carrolton Road, west of Van Allen Road and north of Zummalt <br /> Road, located northwest of Escalon, California. The subject site is approximately 410- <br /> acres in size and at the time of Kleinfelder's site reconnaissance the site consisted of <br /> orchard, row crop, a dairy and rural residences. Any exceptions to, or deletions from <br /> this practice are described in Chapter 8.3 of this report. <br /> In summary, this assessment has revealed evidence of recognized environmental <br /> conditions in connection with the property: <br /> 1. Concrete irrigation control structures and standpipes are located though out the <br /> orchards in the southern portion of the site. On properties with a history of <br /> agricultural use, underground pipelines may exist. It was common for said <br /> pipelines to contain asbestos (e.g. Transite pipe). A transite standpipe was noted <br /> in the northeast corner of APN 205-100-17. Subsurface exploration is not a part <br /> of a typical Phase I Environmental Site Assessment scope of work. In the event <br /> that any subsurface structures are encountered during site development or <br /> excavation on site, care should be exercised in determining whether or not the <br /> subsurface structures contain asbestos. If they contain asbestos, they should be <br /> removed, handled, transported, and disposed of in accordance with local, state, <br /> and federal laws and regulations. Additionally, if suspect materials are <br /> encountered, the signatories of this report should be notified. <br /> 2. Due to the historical agricultural use of the site it is possible that environmentally / <br /> persistent pesticides may have been applied to the site. If a greater level of <br /> inquiry is desired, Kleinfelder can perform soil sampling to evaluate potential <br /> residual pesticides in shallow soil. <br /> 3. Vanderschaaf, 15355 Van Allen Road, an address associated with the subject <br /> site, appears on the Statewide Environmental Evaluation and Planning System <br /> (SWEEPS UST) database. The USTs at this address are reported as a 350- i <br /> gallon diesel UST and a 350-gallon leaded fuel UST. According to the SJC/EHD <br /> UST file, two 350 gallon UST's were removed from the site in February of 1990. <br /> The tanks were a diesel and a gasoline tank. No violations are reported in <br /> association with this facility. These former USTs had limited information <br /> available from the county or from our owner/manager interviews.
