SA-88-57 <br /> August 22.;- 1988 <br /> Page Two <br /> 4 . An Encroachment Permit shall be required for work within <br /> road right-of-way. <br /> 5 . Service shall be provided in accordance with adopted County <br /> Development Policies for Urban Centers with Incorporated <br /> Areas of Stockton which include public water , public <br /> sanitary , and terminal drainage . A private well will be <br /> acceptable for this development at this time , but owner <br /> shall connect to a public water system when it becomes <br /> available . <br /> BUILDING DIVISION <br /> 1 . The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to <br /> the Building Inspection Division : <br /> a. Exterior walls for the bus facility building , less than <br /> 5 feet from the property line shall be 4 hour , <br /> fire-resistive construction. <br /> b. The proposed building shall be provided with an <br /> automatic fire sprinkler system or divided into areas <br /> less than 6 , 000 square feet by area separation walls . <br /> C. Provide restrooms conforming with all disabled access <br /> requirements (C.A.C . , Title 24 ) . <br /> d . The floor area of the bus facility maintenance shop <br /> (H-4 occupancy) shall be served by one or more floor <br /> drains which shall drain to an approved grease and oil <br /> separator . The separator shall have prior approval by <br /> the Local Health District before submission to this <br /> Division for permits and meet all the criteria for <br /> hazardous waste generation. <br /> e. See U .B . C. , Section 504 (c ) for fire resistance <br /> requirements for buildings on the same property . <br /> 2. A grading plan shall be submitted and approved an a grading <br /> permit issued by the Building Inspection Division prior to <br /> performing any excavation or filling of earth material : <br /> a. A grading plan shall contain the information listed in <br /> the U .B. C. , Appendix , Chapter 70 , Section 7006(d ) . <br /> b. The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels . <br /> Retaining wall details shall be submitted where <br /> applicable. <br />
