PAGE 2 <br /> SA-87-36 <br /> 4. A trash enclosure location shall be designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on three <br /> sides with a solid wall and gated on the fourth side. <br /> 5. The proposed four (4) foot sign shall conform to County <br /> monument sign standards. <br /> 6. No outdoor storage shall be permitted. <br /> 7. The floor level of all structures shall be raised one (1) foot <br /> above the 100-year flood elevation, as indicated by the best <br /> available information. As an alternative, the structures can <br /> be flood-proofed or enclosed with berms (per Section 9-10325). <br /> 8. The sound level within the C-M, R-M, M-1 , and M-2 zones shall <br /> not exceed seventy-five (75) db Ldn at the property line of the <br /> property being developed (per Section 9-3000). <br /> 9. Construction and conformance of this Site Approval Application <br /> No. SA-87-36 cannot commence until Minor Subdivision <br /> Application No. MS-88-76 is approved. <br /> DEPARTMENT OF PUBLIC WORKS <br /> 1. The access road and circulation shall coordinate with the <br /> Lathrop Industrial Park development (SII-89-25). The Public <br /> access road shall conform to the standards for an 84-foot <br /> industrial street. (The structural section shall be <br /> constructed to Public Work's standards to include asphaltic <br /> concrete paving). <br /> 2. Public sanitary sewer and water services shall be provided. <br /> 3. The developer shall agree to participate in an Area of Benefit <br /> or other financial mechanism for the Reclamation District 17 <br /> levee improvement project. <br /> 4. An Improvement Plan, prepared by a Registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, and <br /> grading , shall be submitted to the Department of Public Works <br /> for approval. <br />
