-2-
This application is essentially the same application that was
approved by the Planning Commission on July 21, 1994 . A Revision
of Approved Actions was subsequently filed which was approved by
the Planning Commission on February 15, 1996. The purpose of the
Revision of Approved Actions was to allow the project to be
completed in three phases and permit increase in building area.
The worship hall has been increased from 6, 000 square feet to
7, 500 square feet and the office has been down sized from 2 , 500
square feet to 1, 600 square feet. The multi-purpose building
remains the same at 6, 000 square feet.
The Site Plan dated July 11, 1997 adequately addresses most of
the issues. It appears that some additional landscaping will be
required across the project frontage and in the parking areas to
meet minimum code requirements. A landscape plan prepared where
a landscape architect will be recommended as a conditions of
approval. The main new issue is that the Public Works Department
is requesting that a traffic study be prepared to address impacts
to the Lower Sacramento Road/Woodbridge Road intersection and the
Lower Sacramento Road/Mokelumne Street intersection as well as
the access locations. This issue will have to be addressed with
the Public Works Department before this matter can be scheduled
with the Planning Commission. Draft conditions of approval have
been developed and are attached for your information.
1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Tom Gau,
468-2344)
a.
