-2- <br /> This application is essentially the same application that was <br /> approved by the Planning Commission on July 21, 1994 . A Revision <br /> of Approved Actions was subsequently filed which was approved by <br /> the Planning Commission on February 15, 1996. The purpose of the <br /> Revision of Approved Actions was to allow the project to be <br /> completed in three phases and permit increase in building area. <br /> The worship hall has been increased from 6, 000 square feet to <br /> 7, 500 square feet and the office has been down sized from 2 , 500 <br /> square feet to 1, 600 square feet. The multi-purpose building <br /> remains the same at 6, 000 square feet. <br /> The Site Plan dated July 11, 1997 adequately addresses most of <br /> the issues. It appears that some additional landscaping will be <br /> required across the project frontage and in the parking areas to <br /> meet minimum code requirements. A landscape plan prepared where <br /> a landscape architect will be recommended as a conditions of <br /> approval. The main new issue is that the Public Works Department <br /> is requesting that a traffic study be prepared to address impacts <br /> to the Lower Sacramento Road/Woodbridge Road intersection and the <br /> Lower Sacramento Road/Mokelumne Street intersection as well as <br /> the access locations. This issue will have to be addressed with <br /> the Public Works Department before this matter can be scheduled <br /> with the Planning Commission. Draft conditions of approval have <br /> been developed and are attached for your information. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Tom Gau, <br /> 468-2344) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL <br /> BUILDING PERMIT" . The Site Plan required as a part of <br /> the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must <br /> show drainage, driveway access details including gates, <br /> on-site parking, landscaping, signs, existing and <br /> proposed utility services, and grading (refer to the <br /> "SITE PLAN CHECK LIST" for details) . A fee is required <br /> for the Site Plan review. (Development Title Section <br /> 9-884) <br /> b. APPROVED USE: This approval is for a 300-seat church <br /> (7500 square feet) , including a 6, 000-square-foot <br /> multi-purpose building, and a 1600-square-foot office <br /> building, as depicted on the Plan submitted July 11, <br /> 1997 . The project is to be constructed in three <br /> phases, as shown on the Site Plan. For Phase 1, (1) <br /> all Conditions of Approval shall be complied with, (2) <br /> all necessary building permits shall be issued and <br /> remain in force, and (3) all necessary <br />
