The use is compatible with adjoining land uses. <br /> This finding can be met because this project is expected to reduce odors from waste <br /> discharge. <br /> Conditions <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with, (2) all necessary building permits have been secured and remain in force, <br /> and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Contact Person: Chandler Martin, 468-3190) <br /> a. This approval is for expansion of a cheese processing facility and for an accessory <br /> trucking operation for up to 24 trucks, as shown on the site plan submitted May 6, 1994. <br /> The accessory trucking operation shallop only haul products associated with the cheese <br /> processing facility. <br /> b. A total of 111 automobile parking spaces are required, including three spaces for the <br /> physically handicapped. (Development Title Section 9-1015.9) <br /> L <br /> C. The design of the additional automobile parking area, including parking lot lighting, shall <br /> comply with Development Title Section 9-1015.5. <br /> d. Twenty truck parking spaces are required. Truck parking spaces shall be 25 feet in <br /> length and 15 feet in width. (Development Title Section 9-1015.6(c](1]) <br /> e. A rack or other secure device for the purpose of storing and protecting bicycles from theft <br /> shall be installed and shall have a minimum capacity of 5 bicycles. (Development Title <br /> 9-1015.7) <br /> Access nates shall be recessed from the property line a minimum of 65 feet. <br /> (Development Title Section 9505.7[d]) <br /> g. Ail automobile parking spaces and all major circulation drive lanes (automobile and truck) <br /> shall be surfaced and permanently maintained with a minimum of two inches of asphalt <br /> concrete over an appropriate base. or four inches of Portland cement concrete over an <br /> appropriate base. Bumper guards shall be provided when necessary to protect adjacent <br /> structures cr properties. All other areas that are used for vehicular traffic shall be <br /> surfaced and permanently maintained with a chip seal. (Development Title Section 9- <br /> 505.
