The project shall be served by a public water system conforming to the requirements of <br /> Environmental Health and Public Works. The system shall provide adequate domestic and fire water <br /> supply in conformance with requirements of the County Eire Warden and the local fire district. A test <br /> well showing that the production well will meet all applicable standards is required prior to approval of <br /> the improvement plans or any work within the site. All necessary easements shall be dedicated to <br /> the County Service shall be provided by County Service Area 29. (Development Title Section 9- <br /> 1-120.2) <br /> rn. Street lighting shall be provided at the intersections, roundabouts, and cul-de-sacs. (Development <br /> Title Section 9-1150.11) <br /> n Annexation of the development into and expansion of services of CSA 29 for storm drainage, street <br /> lighting, and water service shall be required prior to approval of the Improvement Plans. Access rights shall be dedicated and restricted for Lots 1, 31, and 33 along thee frontage of Lower <br /> Sacramento Road on the Final Map (Development Title Section 9-1150 5) <br /> rI The property shall transfer to a zone within County Service Area 29, prior to approval of the <br /> Improvement Plans, to provide water service and storm facilities. A new assessment for the zone <br /> shall be approved by the property owners prior to approval of the Improvement Plans. The <br /> assessment for the new zone shall be based on the cost for the maintenance, operation, system <br /> improvements, and any replacement program of facilities within CSA 29. The applicant shall pay for <br /> the cost to process the transfer and assessment for the new zone In addition, the applicant shall <br /> pay for the maintenance and operation of the system from the time the facilities are accepted by the <br /> District until the transferred area is placed on the assessment role of the District. (Development Title <br /> Section 9-1100 5) <br /> NOTE Any construction activity that results in the disturbance of at least one acre of soil shall require a <br /> State NPDES construction permit <br /> NOTE: In Rural Residential roadways. A.C. dikes shall be prohibited, and the shoulder width shall be <br /> six feet wide. <br /> 4 ENVIRONMENTAL HEALTH DEPARTMENT (Staff Contact: Lisa Medina, 468-3455) <br /> a A qualified environmental professional shall prepare a surface and subsurface contamination report <br /> identifying any potential source of surface or subsurface contamination caused by past or current <br /> land uses. The report shall include evaluation of non-point source of hazardous materials, including <br /> agricultural chemical residues. as well as potential point sources, such as fuel storage tanks. septic <br /> systems, or chemical storage areas If the report indicates there is contamination, corrective action <br /> shall be taken as recommended in the report and concurred with by Environmental Health prior to <br /> submittaf of the tentative map (Development Title Section 9-905 12[a][c]) <br /> NOTE A Surface/Subsurface Contamination Report dated April 2006 and addendum dated May <br /> 2006 were reviewed by Envimnmentaf Health.
