Soil Suitability/ Nitrate Loading Study 1 Terracon <br /> Ripon Winery Proposed Warehouse ■ Ripon, CA <br /> January 20, 2017 ■ Terracon Project No. NA167059 <br /> According to the United States Geological Survey (USGS) Manteca and Avena California <br /> Quadrangles dated 1994, the elevation of the site is approximately 70 feet above mean sea level <br /> with a topographic gradient generally sloping towards the west. The adjoining land is relatively <br /> flat. <br /> 1.1.2 Proposed Development <br /> We understand the site is proposed to be developed at the southeast comer of Highway 120 and <br /> Murphy Road with a 509,500 SF warehouse (Building S) including a 6,000 SF office, parking lot, <br /> truck staging area, and rail car extension. <br /> 1.1.3 Site Vicinity <br /> A detailed vicinity map is included in Appendix A (Exhibit 1). <br /> 1.1.4 Site Map <br /> A detailed site map is included in Appendix A (Exhibit 2). <br /> 1.2 Present and Past Uses of the Site <br /> 1.2.1 Past and Present Site Use <br /> Terracon reviewed the USGS Avena, California Quadrangle topographic map dated 1912, three <br /> historical aerial photographs dated 1937, 1952, 1963, and 1975 provided by the San Joaquin <br /> County Surveyors Office and GoogleEarthT" aerial photographs dated 1993 through 2016 to <br /> establish a history for the site. Based on a review of the historical information, the site appeared <br /> to consist of undeveloped land from the early 1900s and was developed with agricultural crops, <br /> an eastto west oriented irrigation canal, and residence with farm structures south of Highway 120 <br /> by the late 1930s through the mid 1970s. The structures were removed by the early 1990s, the <br /> irrigation canal was removed by the early 2000s, and the site has remained agricultural land <br /> through the present. <br /> 1.3 Existing and Proposed Septic Tank Usage <br /> 1.3.1 Existing On-Site Septic Tank Usage <br /> Based on a review of permits provided by the San Joaquin County Environmental Health <br /> Department(EHD), in 1979, Franzia Winery was issued a permit for the addition of 70 foot leach <br /> lines (number not indicated) to an existing septic system for a three bedroom residence located <br /> on 50 acres. A Liquid Waste permit dated 2002 depicts the location of the existing septic system <br /> located north of the existing scale house. <br /> Responsive■ Resourceful■ Reliable 4 <br />
