January 24,2005 <br /> NOA Project Number: E04158A <br /> L39.55 acres in size (Plate 1). The county application number for the development is PA-03-602. <br /> Two residences are currently located in the far northeast corner of the Site;the remainder of the Site <br /> Lis open land used for growing cattle fodder. <br /> The elevation of the Site,according to a United States Geological Survey topographic map,is <br /> between 130 to 140 feet above mean sea level. The Site is virtually flat,and the regional topography <br /> slopes gently to the west. <br /> According to San Joaquin County Community Development Department,the Site is zoned AL-10, <br /> L limited agriculture,minimum parcel size 10 acres. This zoning designation"is intended to recognize <br /> and preserve areas that contain existing concentrations of small-scale agricultural operations and <br /> dwellings" (www.co.san-joaquin.ca.us,2004). <br /> 1.2 Proposed Development <br /> The existing parcel is tentatively to be subdivided into four parcels.Associated Engineering of <br /> Modesto, California,has provided a tentative parcel map showing the proposed split into four <br /> parcels. Parcels 1,2, 3 and 4 are indicated to each be about 10.0 acres in size. Plate 1 shows the <br /> proposed parcel divisions. <br /> 1.3 Site Vicinity <br /> A site vicinity map is included in the appendix of this report as Plate 2. <br /> _ 1.4 Site Map <br /> A site map is included in the appendix of this report as Plate 1. <br /> 2.0 PRESENT AND PAST USES OF THE SITE <br /> 2.1 Past and Present Site Use <br /> A review of historic aerial photographs,topographic maps,and available records (Surface/Subsurface <br /> Contamination Report, October 31, 2003) indicates that the Site was either vacant or used primarily as <br /> 6. crop land with a few manmade structures until it was purchased by Mr.Van de Pol in 1980. After <br /> 1980, the site was used as a dairy and crop land until the end of 2002.
