Two residences are currently located in the far northeast corner of the Site;the remainder of the Site Lis open land used for growing cattle fodder. The elevation of the Site,according to a United States Geological Survey topographic map,is between 130 to 140 feet above mean sea level. The Site is virtually flat,and the regional topography slopes gently to the west. According to San Joaquin County Community Development Department,the Site is zoned AL-10, L limited agriculture,minimum parcel size 10 acres. This zoning designation"is intended to recognize and preserve areas that contain existing concentrations of small-scale agricultural operations and dwellings" (www.co.san-joaquin.ca.us,2004). 1.2 Proposed Development The existing parcel is tentatively to be subdivided into four parcels.Associated Engineering of Modesto, California,has provided a tentative parcel map showing the proposed split into four parcels. Parcels 1,2, 3 and 4 are indicated to each be about 10.0 acres in size. Plate 1 shows the proposed parcel divisions. 1.3 Site Vicinity A site vicinity map is included in the appendix of this report as Plate 2. _ 1.4 Site Map A site map is included in the appendix of this report as Plate 1. 2.0 PRESENT AND PAST USES OF THE SITE 2.1 Past and Present Site Use A review of historic aerial photographs,topographic maps,and available records (Surface/Subsurface Contamination Report, October 31, 2003) indicates that the Site was either vacant or used primarily as 6. crop land with a few manmade structures until it was purchased by Mr.Van de Pol in 1980. After 1980, the site was used as a dairy and crop land until the end of 2002. The site is currently cleared of structures except in the northeast corner of the site where an old barn and two residential structures are located. q I�. 2 L
