CONDITIONS OF APPROVAL UP-00-22 California Milk Market Use Permit Application No. UP-00-22 was approved by the San Joaquin County Planning Commission on August 2, 2001. The effective date of approval is August 12, 2001. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jeff Fisher,468-9653) a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The Site Plan required as a part of the building permit must be prepared by a registered civil engineer or licensed architect- This Plan must show drainage,driveway access details(including gates),on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title Section 9-884) b. APPROVED USE: This approval is for a youth soccer complex in two phases as shown on the Site Plan dated November 21, 2000. (Use Type: Recreation—Parks) (1) Phase I: One full-size soccer field, two portable pre-fabricated bleachers, a 6,000-squ2re- foot mut5-use building (which will house a changing room, meeting room, restroom, and snack bar with kitchen), a parking area, and a 600-square-foot maintenance and equipment building. (2) Phase Il: Two full-size soccer fields, lighting for Phase I field only, expansion of the parking area. (3) Use of the meeting room shall be restricted to team activities c. PHASING: Phasing is approved for a period of five years. COMPLIANCE DATE: Because this developmentis currently operating withoutthe required permits, the applicant shall submit and be issued all required building permits for improvements on the project site within three months of this application's effective date of approval. e. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan.
