CONDITIONS OF APPROVAL <br /> UP-00-22 <br /> California Milk Market <br /> Use Permit Application No. UP-00-22 was approved by the San Joaquin County Planning <br /> Commission on August 2, 2001. The effective date of approval is August 12, 2001. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jeff Fisher,468-9653) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect- This Plan must show drainage,driveway access details(including gates),on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a youth soccer complex in two phases as shown on the Site <br /> Plan dated November 21, 2000. (Use Type: Recreation—Parks) <br /> (1) Phase I: One full-size soccer field, two portable pre-fabricated bleachers, a 6,000-squ2re- <br /> foot mut5-use building (which will house a changing room, meeting room, restroom, and <br /> snack bar with kitchen), a parking area, and a 600-square-foot maintenance and equipment <br /> building. <br /> (2) Phase Il: Two full-size soccer fields, lighting for Phase I field only, expansion of the parking <br /> area. <br /> (3) Use of the meeting room shall be restricted to team activities <br /> c. PHASING: Phasing is approved for a period of five years. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan.
