G. Building G is an existing 17,825 square foot building. <br /> H. Building H is an existing 15,750 square foot building. <br /> (2) Phase Two building permits to be issued within forty-two (42) months of the date of approval. <br /> Phase Two includes a proposed 76,500 square foot building to be used for Wholesaling and <br /> Distribution— Light uses. <br /> (3) Phase Three building permits to be issued within ninety (90) months of the date of approval. <br /> Phase Three includes a proposed 127,644 square foot building to be used for Wholesaling and <br /> Distribution—Light uses. <br /> (4) Phase Four building permits to be issued within one hundred twenty-six (126) months of the date <br /> of approval. Phase Four includes a proposed 81,500 square foot building to be used for <br /> Wholesaling and Distribution—Light uses. <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable, the County shall collect the fees before the issuance of any building <br /> permits. (Development Title Section 9-1245.2) <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> e. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. (Development Title Section 9-1135) A storm water retention pond maintenance <br /> agreement and a declaration of intent to impose a perpetual nonexclusive storm water easement <br /> shall be recorded as a separate instrument. <br /> f. PARKING: Phase One will use the one hundred thirty-one(131)existing automotive and fourteen <br /> (14) truck parking spaces. Phases Two through Four shall provide off-street parking that complies <br /> with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete, or Portland cement <br /> concretes.to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title Section 9- <br /> 1015.5[e]) <br /> (2) A total of two hundred seventy-four (274) automotive and fourteen (14) truck parking spaces <br /> are required. The existing one hundred thirty-one (131) automotive and fourteen (14) truck <br /> parking spaces satisfy the requirements for Phase One. <br /> (3) For Phase Two, a minimum of thirty-eight(38) additional parking spaces shall be provided, <br /> including two (2) accessible spaces, which shall be van accessible. Accessible spaces shall be <br /> located as close as possible to the primary entrance (CCR, Title 24). (One-half[0.5]space is <br /> required for every 1,000 feet of building area.
