(4) For Phase Three, a minimum of sixty-four(64) additional parking spaces shall be provided, <br /> including three (3) accessible spaces, which shall be van accessible. Accessible spaces <br /> shall be.located as close as possible to the primary entrance (CCR, Title 24). (One-half[0.5] <br /> space is'required for every 1,000 feet of building area. One-half[0.5] space is required for <br /> each employee.) (Development Title Section 9-1015.3) <br /> (5) For Phase Four, a minimum of forty-one (41) additional parking spaces shall be provided, <br /> including two (2) accessible spaces, which shall be van accessible. Accessible spaces shall <br /> be located as close as possible to the primary entrance (C.C.R., Title 24). (One-half[0.5] <br /> space is required for every 1,000 feet of building area. One-half[0.5] space is required for <br /> each employee.) (Development Title Section 9-1015.3) <br /> (6) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) A total of fourteen (14) racks are required. For Phase <br /> One, seven (7) bike racks shall be provided. For Phase Two, two (2) additional bike racks shall <br /> be provided. For Phase Three, three (3) additional bike racks shall be provided. For Phase <br /> Four, two,(2) additional bike racks shall be provided. <br /> g. LOADING: Loading spaces shall be provided as follows: <br /> (1) A total of sixteen (16) loading spaces are required. <br /> (2) The two (2)existing loading spaces fulfill the requirement for Phase One. <br /> (3) For Phase Two, four(4) additional loading spaces shall be provided. <br /> (4) For Phase Three, six(6)additional loading spaces shall be provided. <br /> (5) For Phase Two, four(4)additional loading spaces shall be provided. <br /> (6) Each loading space shall be a minimum of 25 feet in length and 15 feet in width, and shall have <br /> a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used <br /> in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are <br /> provided. (Development Title Section 9-1015.6) <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles <br /> and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as <br /> fire department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> i. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists.
