j. LANDSCAPING: Landscaping for Phase One will use the existing landscaping. Phases Two <br /> through Four shall provide landscaping that complies with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Palm Avenue, shall be installed from the west property line to the existing pavement <br /> (approximately 520 feet). (Development Title Section 9-1020.9) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free. <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. One tree shall <br /> be required for each five (5) parking stalls, or portion thereof, and shall be planted, evenly <br /> spaced throughout the parking lot. (Development Title Section 9-1020.5[b]) <br /> k. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) <br /> feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet <br /> above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> I. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> m. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a Group S Division 1 occupancy to a Group F <br /> Division 1 occupancy (U.B.C. Section 3405). The structure must be brought into compliance <br /> with all current code provisions including structural, plumbing, mechanical, electrical, energy and <br /> disabled access requirements. <br /> (2) Provide restrooms conforming with all disabled access requirements(C.C.R., Title 24). <br /> (3) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). <br /> B. Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> C.
