b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards Drawing No. 17 prior to release of the building permit. (Development Title <br /> Section'9-1145.5) , <br /> c. The Traffic Impact Mitigation Fee shall be required forthis development- The fee is due and <br /> payable at the time of building permit application. The fee shall be automatically adjusted July 1 <br /> of each year by the Engineering Construction Cost Index as published by the Engineering News <br /> Record. (Resolution R-00-433) <br /> d. The Regional Transportation Impact Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application.The fee will be based on the current <br /> schedule at the time of payment. (Resolution R-06-38) <br /> e. The Final Site Plan shall be submitted for review by the San Joaquin County Flood Control <br /> Engineer(Floodplain Administrator) and shall conform to regulations contained in Development <br /> Title Section 9-1605 for developments in special flood hazard areas. Approval from the Flood <br /> Management Division of the Public Works Department is required prior to release of building <br /> permit. <br /> w <br /> f, A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> g. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is <br /> required upon submittal of verification. <br /> 3 - � <br /> h. The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the Increased runoff release rate of storm water from <br /> discharging onto other properties and to prevent offsite sediment transport. Retention basins <br /> shall be fenced with six(6)foot high chain link fence or equal when the maximum design depth is <br /> 18 inches or more. Required retention basin capacity shall be calculated by a registered civil <br /> engineer, licensed contractor or licensed architect and submitted for review and approval along <br /> with a drainage plan, prior to release of building permit. (Development Title Section 9-1135) <br /> L Applicant shall fie all Permit Registration Documents (PRDs)with the State Water Resources <br /> Control Board (SWRCB)to state the intent to comply with the State "General Permit for Storm <br /> Water Discharges Associated with Construction Activity"for the project.The Waste Discharge <br /> Identification Number(WDID)issued by SWRCB, shall be submitted to Public Works for file and <br /> coverage shall be maintained throughout duration of the project. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT (Staff Contact: Ted Tasiopoulos, 953-7698) <br /> a. A soil suitability/nitrate loading study incorporating proposed staff and customer use shall be <br /> submitted to the Environmental Health Department, indicating that the area is suitable for septic <br /> system usage. The studies must be approved by the Environmental Health Department prior to <br /> issuance of building permit(s). (San Joaquin County Development Title, Section 9-1105.2(d)). A <br /> review fee of$610 must be paid at time of submittal to the Environmental Health Department. <br /> The sewage disposal system shall comply with the on site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice <br /> of E.P.A. Design Manual for onsite wastewater treatment and disposal system is required for each <br /> parcel.
