(3) Building "I"', a 750 square foot garage. <br /> iv) Phase three will consist of the following: <br /> (1) Building "C", a 5,000 square foot store. <br /> (2) A wholesale nursery <br /> c) STORM DRAINAGE: Any additional stormwater drainage created by new improvements <br /> shall be retained on-site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. (Development Title Section 9-1135) <br /> d) PARKING: Off-street parking shall be provided and comply with the following: <br /> i) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete or <br /> Portland cement concrete to provide a durable, dust free surface. Bumper guards shall <br /> be provided when necessary to protect adjacent structures or properties. (Development <br /> Title Section 9-1015.5[e]) <br /> ii) A minimum of 20 additional parking spaces shall be provided, including one <br /> accessible space, which shall be van accessible. Ten spaces shall be required to <br /> be provided during phase one; the remaining ten spaces shall be provided as part <br /> of phase three. Accessible spaces shall be located as close as possible to the <br /> primary entrance (C.C.R., Title 24). ( Two spaces are required for every 1,000 feet <br /> of building area. 0.67 spaces are required for every employee.) (Development <br /> Title Section 9-1015.3) <br /> iii) Display areas and unloading and preparation areas shall be surfaced with a minimum of <br /> four inches of aggregate base. <br /> e) LIGHTING: Lighting shall be provided and comply with the following: <br /> i) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> ii) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, provided, <br /> however, that such light shall not cause a hazard to motorists. (Development Title <br /> Section 9-1015.5[g][4]) <br /> f) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> i) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of Highway 205, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.7) <br />
