4. INDUSTRIAL DEVELOPMENT <br /> Industrial Land Use Categories and Building Intensities, Industrial <br /> Development Policy 2(a)(3) (General Plan Volume I, pp. IV-32) <br /> Limited Industrial Development and Locational Criteria: Limited Industrial <br /> areas shall: <br /> (A) be developed so that industrial activities are conducted entirely within <br /> enclosed buildings and outdoor storage areas are screened. <br /> All future development is subject to these requirements. <br /> (B) be developed so that buildings are no more than 100 feet in height and <br /> occupy no more than 60 percent of the lot area except in areas zoned <br /> Warehouse Industrial where they shall occupy no more than 40 percent <br /> of the lot area. <br /> All future development is subject to these requirements. <br /> (C) be located on a Minor Arterial or higher classification roadway. <br /> The proposed project site is located on the west side of N. Pearson <br /> Road, approximately 612 feet north of Eight Mile Road, between <br /> Lodi and Stockton. The Department of Public Works does not <br /> identify Pearson Road as a Minor Arterial or higher classification <br /> roadway. <br /> (D) be located in areas served by, or planned to be served by a wastewater <br /> treatment plant, a water system, and a drainage system, all of which <br /> shall be public, unless only one parcel is involved. A limited number of <br /> areas may be zoned for development on septic tanks. The uses in these <br /> areas shall not individually or collectively generate wastewater whose <br /> volume or quality require a sewage treatment plant. These areas shall: <br /> (1) not be served by or be expected to be served by a sewage <br /> treatment plant during the planning period; <br /> (2) not be located where they will make the extension of services more <br /> difficult in the future, <br /> (3) be located where soil conditions can safely absorb sewage in <br /> conformance with local health and water quality standards; and <br />
