-3- <br /> (1) The proposed zone district is consistent with the General Plan, any applicable <br /> Master Plan, and any applicable Specific Plan; <br /> ■ This basis can be made because the proposed I-T zone is consistent with the <br /> proposed I/T General Plan designation, if approved. <br /> (2) The proposed zone district is reasonable and beneficial at the time. <br /> ■ This proposal is both reasonable and beneficial because it would permit the <br /> conditional expansion of an existing truck terminal on an adjacent property. <br /> Recommended Conditions of Approval <br /> If the Board of Supervisors intends to approve the General Plan Amendment and Zone <br /> Reclassification, the Community Development Department recommends that the Use Permit <br /> be approved subject to the following recommended Conditions of Approval: <br /> Use Permit Application No. was approved by the Planning Commission on . The effective <br /> date of approval is . BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for the expansion of an existing truck terminal to <br /> include a 24,000 gallon fueling island, truck wash, and twenty-three (23) truck parking <br /> spaces as shown on the Plan submitted June 10, 1999. An existing residence at the site <br /> will remain as a caretaker's residence. <br />
