This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a winery in two phases over five years as <br /> shown on the Plan submitted June 27, 2000. This approval includes: <br /> (1) Phase I: <br /> A. Construction of a 6,000 sq. ft. building for processing and storage. <br /> B. Construction of a 750 sq. ft. wine tasting room with an additional 750 sq. ft. <br /> of storage space on second floor. <br /> C. A 10,000 sq. ft. tank farm with cover. <br /> D. Crushing of 1,000 tons of grapes to be processed on-site. <br /> E. Custom crushing of an additional 1,000 tons of grapes to be processed off- <br /> site. <br /> (2) Phase II: <br /> A. Crushing of an additional 1,000 tons of grapes to be processed on-site. <br /> B. An additional 10,000 sq. ft. tank farm with cover <br /> c. PHASING: Phasing is approved for a period of five years. Building permits for <br /> phase one shall be submitted within 18 months of the approval date, and all other <br /> required building permit applications for the approved uses shall be submitted within <br /> five years of the effective date of approval for this application. <br /> d. TRUCK SCALE: The proposed truck scale shall be utilized for the solely purpose <br /> of weighing trucks associated with the approved facility. A public scale is not <br /> permitted. <br /> e. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the County <br /> Ordinance Code) <br /> f. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. <br /> g. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5) <br /> (2) A minimum of 19 parking spaces shall be provided, including one van <br /> accessible space.
