h. LOADING: Two loading spaces shall be provided. Each space shall be a <br /> minimum of 25 feet in length and 15 feet in width, and shall have a minimum height <br /> clearance of 14 feet. On-site driveways and maneuvering areas may be used in <br /> lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles <br /> are provided. (Development Title Section 9-1015.6) <br /> i. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][4]) <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of Kennefick Road, shall be installed across the frontage of the <br /> project site. <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. Four trees shall be planted, <br /> evenly spaced throughout the parking lot. (Development Title Section 9-1020.5) <br /> k. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. <br /> The design of the driveway shall allow trucks to enter and exit the property <br /> without entering into the opposing lane of traffic. <br /> I. SIGNS: The proposed monument sign shall be setback a minimum of five feet from <br /> any future right-of-way line, including any corner cut-off (snipe) (Development Title <br /> Section 9-1717.2[g]). The design of the sign shall comply with Development Title <br /> Section 9-1710.4(h). <br /> m. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Community Development Department for a building <br /> permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of: Appendix III-A of <br /> the Uniform Fire Code (public water mains). <br /> (2) Fire hydrants shall be supplied in accordance with Appendix III-B of the Uniform <br /> Fire Code. <br />
