Storaqe Area <br /> Phases 2 and 3 each contain large storage areas. Neither the Site Plan nor the project <br /> description provide any details to the specific type of storage. Please submit a revised <br /> Site Plan that details the proposed storage areas. Include the type of equipment, <br /> landscaping, screening, and surface material. <br /> Screening <br /> Development Title Section 9-22.4(e)(1) requires that a masonry wall six (6) to seven (7) <br /> feet tall be constructed between industrial uses and residential uses. Adjacent to the <br /> project is a one-acre parcel with a residence. Therefore, a masonry wall must be <br /> constructed along the property line adjnining Assessor Parcel MIunbar 9n6%_n8n_n5. <br /> This requirement may be modified by the Director in cases where it is demonstrated that <br /> an alternative to said requirements would meet the intent of this Chapter and result in an <br /> equal amount of fencing and screening. Decisions of the Director pursuant to this <br /> Section may be appealed using the Staff Review with Notice. (Development Title Section <br /> 9-1022.6) <br /> If the applicant chooses to use plantings and/or a buffer zone in place of the masonry <br /> wall, a new Site Plan that details the type and location of the alternative screening will <br /> need to be submitted and approved by the Director. <br /> Building <br /> All building permits for Phase 1 must be issued within eighteen (18) months. Permits <br /> from other agencies may be required before a building permit can be obtained. It is the <br /> applicant's responsibility for obtaining all necessary permits. <br /> Provided all outstanding issues are resolved, the Community Development Department <br /> intends to approve this project subject to the following conditions of approval: <br /> Site Approval Application No. PA-0500451 was approved by the Community <br /> Development Department on . The effective date of approval is . This approval will <br /> expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been issued and remain in force, and (3) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br />
