1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, [209] 468- <br /> 3154) <br /> a BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the"SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the expansion of an existing agricultural <br /> chemical sales, and dictrihi ition facility ti Ica Tvna• Anricultural Sales,,Agricultural <br /> Chemical Sales) in three phases as shown on the revised Site Plan dated July 28, <br /> 2005. Phase 1 is a 3,000 square foot maintenance shop, a 12,750 square foot <br /> chemical containment area for 46 storage tanks, and a 2,800 square foot truck <br /> loading pad. Phase 2 is for a rail spur, a 150 square foot scale room office, five dry <br /> storage bins, and a 331 870 square foot gravel storage area for equipment. Phase <br /> 3 is for a 345,000 square foot gravel storage area for equipment. Building permits <br /> for Phase 1 shall be obtained within eighteen (18) months of approval. <br /> c. STORM DRAINAGE: Any additional storm water drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development <br /> Title Section 9-1135) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of twenty-six (26) parking spaces shall be provided for Phase 1, <br /> including one (1) accessible space, which shall be van accessible. Phase 2 <br /> shall include two additional spaces. Accessible spaces shall be located as close <br /> as possible to the primary entrance (C.C.R., Title 24).
