The frontage improvements for Priest Road shall be <br /> constructed in conformance with the standards for one- <br /> half of a 50-foot right-of-way rural road. The frontage <br /> improvements for the right-of-way to be offered for <br /> dedication in Recommendation No. 5 above shall be <br /> constructed in conformance with the standards for one- <br /> half of a 50-foot right-of-way rural residential road. <br /> The construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250. 00 <br /> fee currently is required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant <br /> Deed, legal descriptions of Parcels 1, 2 , & 3 , and an <br /> estimate. The estimate and legal descriptions shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for <br /> an additional fee of $100. 00. ) (Planning Title Section <br /> 9-9430, 9-9433) <br /> g. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> h. The right-of-way to be offered for dedication in <br /> Recommendation No. 5 above shall be improved in <br /> accordance with the requirements of the Uniform Fire Code <br /> Section 10-207, San Joaquin County Standards F-la, F-lb, <br /> & Flc, and the French Camp Fire District. (Planning <br /> Title Section 9-9422) <br /> i. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411. 1) <br /> 2 . PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code shall be <br /> performed prior to recordation of the Parcel Map, <br /> indicating that the area is suitable for septic tank <br />
