The owner/developer should be aware that should the San Joaquin County require this <br /> development be served by City of Stockton Sewer lines and/or treatment facilities, the <br /> property owner shall be required to apply for a City of Stockton Outside Sewer connection <br /> and shall be required to file for a City General Plan Amendment, Prezoning, and annexation <br /> to the City of Stockton, and pay the applicable fees. Further, the owner/developer shall be <br /> responsible for all costs involved in the extension of the sewer main to serve this <br /> development, as required, to meet City standards. <br /> 4. Access along the north side of Eight Mile Road adjacent the site is restricted. An amendment <br /> to the approved Eight Mile Road Specific Plan must be approved prior to the installation of <br /> the proposed Eight Mile Road driveway. <br /> 5. The owner/developer should dedicate as needed to provide a 134' right-of-way (67' half- <br /> section) along Eight Mile Road as identified in the approved Eight Mile Road Specific Plan. <br /> Further, full frontage improvements including, but not limited to, curb, gutter, sidewalk, <br /> driveway installation including an appropriate acceleration/deceleration lane to accommodate <br /> the proposed driveway, pavement widening and street lighting. Said improvements should be <br /> installed prior to occupancy of any buildings/structures on this site. Should installation of <br /> these improvements prove not practical due to existing physical constraints, the <br /> owner/developer should enter into a recorded Deferred Improvement Agreement whereby the <br /> owner/developer agrees to install the required improvements at such time as it is practical. <br /> 6. The proposed parking and traveled areas should be paved to avoid tracking mud or dirt onto <br /> the public roadway. <br /> 7. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES GLASER.
