(2) Fire flow and hydrants will be provided for the proposed project by the use of Appendix Ill-A and <br /> III-B of the California Fire Code. <br /> (3) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code and <br /> the appropriate standards and guides adopted in Chapter 35 of the California Building Code and <br /> the California Electrical Code <br /> (4) Fire department access roads shall be in accordance with section 902.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (5) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (6) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> (7) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. C.F.0 105.2.1 <br /> (8) All undeveloped parcels or portions of undeveloped parcels which are created as a result of this <br /> planning application shall remain free of weeds, debris, or any other combustible vegetation <br /> such as abandoned orchards or vineyards throughout the year to the satisfaction of the Fire <br /> Jurisdiction Having Authority. C F C. 1103.2.40 <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Bill DuBois, 953-7621) <br /> a. For Phase 1, prior to the issuance of a building permit, an encroachment permit shall be required <br /> for work within the road right-of-way at the State Route 99 E. Frontage Road. (Development Title <br /> Sections 9-1145 4 and 9-1145.5) <br /> b. For Phase I, the driveway approach at State Route 99 E. Frontage Road shall be improved in <br /> accordance with the requirements of San Joaquin County Standards R-17 prior to issuance of the <br /> occupancy permit (Development Title Section 9-1145.5) <br /> c. For Phase IV, a Lot Line Adjustment with APN 059-260-76 starting from APN 059-260-58 to Eight <br /> Mile Road that will allow for the future access road shall be recorded prior to issuance of building <br /> permits. <br /> d. For Phase IV, prior to the issuance of a building permit, an encroachment permit shall be required <br /> for work within the road right-of-way at Eight Mile Road. (Development Title Sections 9-1145.4 <br /> and 9-1145.5) <br /> e. For Phase 1V, the driveway approach at Eight Mile Road shall be improved in accordance with <br /> the requirements of San Joaquin County Standards R-17 prior to issuance of the occupancy <br /> permit. (Development Title Section 9-1145.5) <br /> f. For Phase IV, at the project driveway at Eight Mile Road, the on-site southbound shared left-right <br /> lane shall be split into separate exclusive left and right turn lanes for a minimum stacking distance <br /> of 75 feet from the future right-of-way (see Condition r. below) plus the distance to the current <br /> edge of pavement and shall be shown on the site plan.
