d SETBACKS: The following setbacks shall apply to all buildings: <br /> (1) Structures shall be located at a minimum setback of twenty (20) feet from the front, rear, and <br /> street side property lines. (Development Title Section 9-410.5) <br /> e. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> f PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties.(DevelopmentTitle Section 9-1015.5[e]) <br /> (2) A minimum of six (6) parking spaces shall be provided, including one (1) van accessible space. <br /> Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title <br /> 24). <br /> (3) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> g. LOADING: One (1) loading space shall be provided. The space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided.(Development Title Section 9-1015.6) <br /> In ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan. <br /> (1) Access driveways shall have a width of no less than twenty-five(25) feet for two-way aisles and <br /> sixteen(16)feet for one-way aisles (Development Title Section 9-1015.5[h]) <br /> i. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> j LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> French Camp Road, shall be installed across the frontage of the project site and along the side <br /> and rear property lines of APN: 201-030-19.(Development Title Section 9-1020.7) <br /> (2) All areas not used for buildings,parking,driveways,walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped.(Development Title Section 9-1020.7) <br /> Conditions of Approval -2 - SA-01-41 <br />
