(3) Two(2)trees shall be planted and evenly spaced throughout the parking lot. (Development Title <br /> Section 9-1020.5) <br /> k. SCREENING AND FENCING: Screening and fencing shall be provided and comply with the <br /> following <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven(7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings.(Development Title Section 1022.4[d][2]) <br /> (2) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum of <br /> ten (10) feet from the property line unless there are at least sixteen (16) feet between the <br /> property line and the edge of the traveled roadway, in which case the setback requirement is <br /> waived. (DevelopmentTitle Section 1022.2[f]) <br /> I. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> m. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> (1) The project shall be designed by an architect or engineer. <br /> (2) Provide restrooms conforming with all disabled access requirements(C.C.R.,Title 24) <br /> (3) The construction plans shall indicate a Class"C' listing or non-combustible roof covering. <br /> (4) Consideration shall be given to controlling building areas by use of fire sprinklers or types of <br /> construction,fire walls, and/or proximity to property line fire walls. There shall be an occupancy <br /> fire wall separation between Building A and the office/residentialstructure. <br /> 2.
