(2) A minimum two(2) of parking spaces shall be provided, including one (1) van accessible space. <br /> Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title <br /> 24). (2 spaces are required for every 1,000 feet of building area. 0.67 spaces are required for <br /> every employee.) (Development Title Section 9-1015.3) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: Access gates shall remain open during business hours or be recessed from the property line a <br /> minimum of sixty-five (65)feet. <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route 99 West Frontage Road, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.8) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> i. SCREENING: Screening shall be provided and comply with the following: All storage materials <br /> and related activities, including storage areas for trash, shall be enclosed by a screen six (6) to <br /> eight(8) feet in height along the north, east, and south boundaries of the storage area(s). Items <br /> stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked <br /> higher than two (2) feet above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabe Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is $178.88 per additional <br /> daily trip-end generated in the Manteca area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as published by the Engineering News <br /> Record. (Resolution 00-433) <br /> d.
