ALVA) (APN: 013-210-51) (19825 NORTH <br /> STATE ROUTE 99 WEST FRONTAGE, ACAMPO) <br /> The applicant is proposing to remove Condition 1 of conditional zoning requirement S.10 <br /> from one (1) of five (5) parcels originally included in the previously approved Zone <br /> Reclassification application ZR-93-6. The Zone Reclassification was approved <br /> concurrently with General Plan Amendment GP-93-7. The applications amended the <br /> General Plan designation of 20.4 acres from A/G (General Agriculture) to I/L (Limited <br /> Industrial) and reclassified the zoning from AG-40/AG-20 (General Agriculture-40 acre & <br /> 20 acre minimum) to I-L/S.10 (Limited Industrial). The S.10 conditional zoning <br /> requirements placed two (2) conditions on ZR-93-6. The applicant is requesting to <br /> remove Condition 1. Condition 2 shall remain. <br /> Condition 2. Any new or expanded industrial use shall require documentation <br /> of no increased demand upon the water supply available as of <br /> April 2, 1991, in accordance with the intent of county Water Policy <br /> R-91-973. <br /> Development Title Section 9-110.4 defines "Development projects" as any project for <br /> which a discretionary permit is required, excluding General Plan amendments, ordinance <br /> text changes, rezonings, Specific Plans and Specific Plan amendments, and Special <br /> Purpose Plans and Special Purpose Plan amendments. Essentially, unless the <br /> proposed use type is less intense than existing on-site use types, a discretionary permit <br /> is required. The removal of Condition 1. would allow submittal for new development <br /> projects without the benefit of public services. <br /> The project site is located on the northwest corner of Woodbridge Road and the State <br /> Route 99 West Frontage Road, north of Lodi.
