i) SCREENING: Screening shall be provided and comply with the following: <br /> i) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way- <br /> Screening shall be six (6) to seven (8) feet in height Items stored within one hundred <br /> (100) feet of a dedicated street or residential zone shall not be stacked higher than two <br /> (2)feet above the adjacent screen. (Development Title Section 1022.4[e][2][A]) <br /> j) SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and <br /> be included on the Site Plan. All portions of any sign shall be set back a minimum of five(5) <br /> feet from any future right-of-way line, including any comer cut-off(snipe). COUNCIL OF GOVERNMENTS-AIRPORT LAND USE COMMISSION (Staff Contact Laura <br /> Brunn, 235-0438) <br /> a) The following standards and project design conditions specific to compliance with the <br /> ALUCP are as follows: <br /> b) The dedication of an avigation easement is required for the project site that shall: <br /> I) Provide the right of flight in the airspace above the property. <br /> ii) Allow the generation of noise and other impacts associated with aircraft overflight. <br /> iii) Restrict the height of structures, trees and other objects. <br /> iv) Permit access to the property for the removal or aeronautical marking of objects <br /> exceeding the established height limit, and <br /> v) Prohibit electrical interference, glare, and other potential hazards to flight being created <br /> on the property. <br /> c) New land uses that may cause visual, electronic, or increased bird strike hazards to aircraft <br /> in flight shall not be permitted within any airport's influence area. Specific characteristics to <br /> be avoided include: <br /> I) Glare or distracting lights which could be mistaken for airport lights. Reflective materials <br /> are not permitted to be used in structure or signs(excluding traffic directing signs). <br /> ii) Sources of dust,steam,or smoke which may impair pilot visibility. <br /> iii) Sources of electrical interference with aircraft communications or navigation. No <br /> transmissions which would interfere with aircraft radio communications or navigational <br /> signals are permitted. <br /> iv) Any proposed use, especially landfills and certain agricultural uses, that creates an <br /> increased attraction for large flocks of birds. <br /> d) Within the AIA,ALUC review is required for any proposed object taller than 100 feet AGL. <br /> e) Regardless of location within San Joaquin County, ALUC review is required in addition to <br /> FAA notification in accordance with Code of Federal Regulations, Part 77, for any proposal <br /> for construction or alteration under the following conditions: <br /> i) If requested by the FAA <br /> ii) Any construction or alteration that is more than 200 feet AGL at its site. <br />
