The zone envisions a mix of retail uses, <br /> professional offices and commercial services." This is one of the zones which replaces the C-RC <br /> zone (www.co.san-joaquin.ca.us,2005). <br /> 1.2 Proposed Development <br /> According to communication with subject property owner Ron Dahnke on June 3,2005 he plans to <br /> / build a Jiffy Lube on the Site. <br /> �' ✓ 1.3 Site Vicinity <br /> A site vicinity map is included in the appendix of this report as Plate 2. <br /> 1.4 Site Map <br /> 6" A site map is included in the appendix of this report as Plate 1. <br /> 2.0 PRESENT AND PAST USES OF THE SITE <br /> 2.1 Past and Present Site Use <br /> During a conversation with Mr. Ron Dahnke, the subject property owner, (personal communication, <br /> June 6,2005) he indicated he purchased the property in the year 2000 from a Bank of Lodi <br /> b' foreclosure. The subject property was a vacant lot at the time of purchase and still remains vacant. <br /> Mr. Dahnke indicated that,to his knowledge, there have never been any wells or septic systems on <br /> the subject property. <br /> .r <br /> r3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> V 3.1 Existing On-Site Septic System Usage <br /> According to Mr. Dahnke, (personal communication,June 6, 2005) there are no septic systems on <br /> the subject property. No septic permits were found on file for the address 25560 N.
