� v <br /> (5) An agreement shall be made to maintain the area between the masonry wall and the frontage <br /> road free from fire hazards. <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br /> 3. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Michael Callahan,468-3000) <br /> a. All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications shall include <br /> a grading plan for each individual lot, if applicable. These improvement plans and specifications are <br /> subject to plan check and field inspection fees and must be approved by Public Works prior to <br /> approval of the Final Map. If improvements referred to herein will not be completed prior to recording the Final Map, the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of <br /> improvements within one year after recording the Final Map. (Development Title Section 9-1100.3b]) <br /> c. A Preliminary Soils Report is required in accordance with County standards for the purpose of <br /> determining the R-Value for the design of the road. (Development Title Section 9-910.2) <br /> d. A grading plan shall be submitted as part of the improvement plans and approved prior to approval of <br /> the Final Map. The grading plan shall contain the information listed in the California Building Code, <br /> Appendix, Chapter 33, Section 3309, with complete drainage details and elevations of adjacent <br /> parcels. Retaining wall details shall be submitted where applicable. Grading in excess of 5,000 <br /> cubic yards shall comply with Sections 3309.3 and 3309.4 for"Engineered Grading Requirements." <br /> Grading that disturbs more than one acre will require a National Pollutant Discharge Elimination <br /> System permit. <br /> e. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, <br /> Caltrans Traffic Manual, and/or San Joaquin County Standards and shall be shown on the <br /> improvement plans. (Development Title Section 9-1150.2) <br /> f. All utilities shall be underground except power transmission facilities of 35 KV or greater. Public <br /> utility easements shall be provided along the road frontage of the subdivision and as required by the <br /> public utility companies. (Development Title Section 9-1155.2) <br /> g. The private road shall be improved to County standards for a 50-foot-wide right-of-way rural <br /> residential road. The roadway design shall consider design speed and sight distance requirements. <br /> All roadway curves shall meet County standards. Adequate frontage for Parcel 6 shall be provided. <br /> (Development Title Section 9-1150.5[b)) <br /> h. This subdivision is approved for recording as a single unit; phasing is not approved.
