CONDITIONS OF APPROVAL <br /> SA-96-17 <br /> Oldcastle Precast <br /> Site Approval Application No. SA-96-17 was approved by the San Joaquin County Community <br /> Deveiopment Department on July 15, 1996. The effective date or approval is July 25, 1996. This <br /> approval will expire on January 24, 1998, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. EFFECTIVE DATE: Building permits cannot be issued until August 8, 1996, which is the <br /> effective date of Zone Reclassification No. ZR-96-1. <br /> b. BUILDING PERMIT: Submit an 'APPLICATION-COMMERCIAL BUILDING PERMIT.' The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the'SITE PLAN CHECK LIST'for details). A fee is required <br /> for the Site Plan review. (Development Title Section 9-884) <br /> C. APPROVED USE: This approval is for the expansion of an existing concrete <br /> manufacturing facility by the addition of outside manufacturing of pre-stressed concrete <br /> piles as shown on the Plan submitted March 25, 1996. New structures include an 800- <br /> square-foot office, an 800-square-foot lunch/restroom facility, three storage silos, 1600 <br /> square feet for equipment and storage, and a mixer and batch plant. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License may be applied for concurrently with <br /> the building permit application. (Section 7-1000 of the County Ordinance Code) <br /> e. LOT LINE ADJUSTMENT: A Lot Line Adjustment shall be approved, and a Notice of Lot <br /> Line Adjustment shall be recorded, prior to issuance of Building Permits. <br /> f. STORM DRAINAGE: Terminal drainage shall be provided, or storm water drainage shall <br /> be retained on the site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan.
