PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All new automobile parking spaces and all on-site major circulation drive lanes <br /> (automobile and truck) shall be surfaced and permanently maintained with a <br /> minimum of two inches of asphalt concrete over an appropriate base. Aggregate base may be used for trailer <br /> storage areas. (Development Title Section 9-505.7[f]) <br /> (2) A minimum of 82 parking spaces (63 existing plus 19 new) shall be provided, <br /> including 8 accessible spaces (2 spaces are required for every 1,000 feet of <br /> building area; .5 spaces are required for every employee). (Development Title <br /> Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking <br /> spaces. (Development Title Section 9-1015.7) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][41) <br /> LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width of Mariposa Road, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development <br /> Title Section 9-1020.8) <br /> (3) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall <br /> be enclosed by a screen six to eight feet in height. Items stored within 100 feet <br /> of a dedicated street or residential zone shall not be stacked higher than two feet <br /> above the adjacent screen.
