2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> 3) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> 4) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent <br /> (5%) of landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. The landscaping requirement does not apply if fewer than <br /> twenty (20) parking spaces are provided. One tree shall be required for each five (5) <br /> parking stalls, or portion thereof, and shall be planted, evenly spaced throughout the <br /> parking lot. (Development Title Section 9-1020.5[b]) <br /> Screening <br /> The site plan indicates an eight-foot tall metal fence for screening surrounding the entire property. <br /> Screening materials of corrugated plastic or iron, steel, aluminum, asbestos, wood (excluding wood <br /> in combination with masonry), or security chain-link fencing are specifically prohibited. <br /> (Development Title Section 9-1022.4[b]) Areas adjacent to residential zones must be screened <br /> with a six (6) foot to eight (8) foot high masonry wall. (Development Title Section 9-1022.4[e]) <br /> The requirements of the Fencing and Screening Chapter may be modified by the Director in cases <br /> where it is demonstrated that an alternative to said requirements would meet the intent of the <br /> Chapter and result in an equal amount of fencing and screening. (Development Title Section <br /> 9-1022.6) Prior to approval, the applicant must furnish the Community Development Department <br /> with adequately descriptive materials, including photographs of a sample finished product, for the <br /> Director to make a determination. <br /> Fuel Tank <br /> The project application indicates a 500 gallon above ground fuel tank. The site plan does not <br /> indicate the location of the tank. The improvement plan for the project shall include detail on the <br /> tank location. <br /> Use Permit Application No. PA-0800306 is tentatively scheduled to be heard before the <br /> Planning Commission on December 4, 2008. The Community Development Department has <br /> reviewed the project and responses from other agencies, and assuming any outstanding issues <br /> have been resolved, will be recommending that the Planning Commission approve the project <br /> subject to the following conditions: <br /> Use Permit Application No. PA-0800306 was approved by the Planning Commission on . <br /> The effective date of approval is . This approval will expire on , which is 18 months from <br /> the effective date of approval, unless (1) all Conditions of Approval have been complied <br /> with, (2) all necessary building permits have been issued and remain in force, and (3) all <br /> necessary permits from other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. <br /> Those Conditions followed by a Section Number have been identified as ordinance <br /> requirements pertinent to this application. Ordinance requirements cannot be modified, <br /> and other ordinance requirements may apply. <br />
