L <br /> L June 3, 2004 <br /> NOA Project Number: E04049A <br /> 1.1 Site Description <br /> The Assessor Parcel Number for the Site is 179-172-35, and the application number is PA-03- <br /> 52. According to the San Joaquin County Assessors Parcel Map, the Site i§ 1.720 acres in size <br /> L (Plate 1). One residence, one domestic well, and one septic system are located on the Site. <br /> 1.2 Zoning Information <br /> 6. According to San Joaquin Community Development Department, the Site is zoned I-L, <br /> Limited Industrial. This zoning designation "is intended to provide for light impact <br /> manufacturing,warehousing,wholesaling, construction contracting, and distribution uses" <br /> (www.co.san-joaquin.ca.us, 2003). <br /> ` 1.3 Proposed Development <br /> We understand from examination of information on file at the San Joaquin County Planning <br /> Department and the site plan created by Mike Smith Engineering of Lodi that Mr. Serrano <br /> proposes to conduct a project in two phases on the Site. Phase I will include a catering truck <br /> parked permanently on-site and an 11,760 square foot building to be used for the repair of <br /> i` catering trucks. Phase II, to be completed in four to five years, will include a 9;060 square foot <br /> building to be used for auto transmission repair and a storage facility. The site plan is <br /> presented in Plate 1. <br /> L <br /> 2.0 PRESENT AND PAST USES OF THE SITE AND VICINITY <br /> 2.1 Site Use <br /> ` The Site is currently used for a residence and a catering truck location. <br /> Mr. Serrano was interviewed by telephone on May 19, 2004 at two o'clock in the afternoon. <br /> L He stated that he has owned the Site for approximately two years, during which time he has <br /> used it for no other purpose than as his residence and a catering truck location. Mr. Serrano <br /> stated that he believed the Site had been used only as a residence before his purchase. <br /> Permits reviewed at EHD indicate that the existing residence served as a commercial office in <br /> L the 1970s. <br /> 2 <br /> 6.
