DEVELOPMENT COMMITTEE MEMORANDUM <br /> UP-92-21 <br /> PAGE TWO <br /> Conditions of Approval: <br /> 1 . The approval shall be for a maximum of one hundred fifty- <br /> five (155). seats. <br /> 2 . An Improvement Plan showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading, shall be submitted for approval . <br /> Additional storm drainage shall be retained on the site and <br /> provisions for the additional run-off shall be shown on the <br /> Improvement Plan. <br /> 3 . All approved construction shall conform to the requirements <br /> of the Flood Prevention Ordinance. (Section 9-10320) <br /> 4 . Parking requirements: <br /> a. A minimum of fifty-five (55) parking spaces shall be <br /> provided. (Section 9-3700 (g) of the Planning Title) <br /> b. All parking spaces and driveways shall be delineated. <br /> C. All parking spaces, driveways, and maneuvering areas <br /> shall be paved and permanently maintained with concrete <br /> or asphalt concrete. Bumper guards shall be provided <br /> where necessary to protect adjacent structures or <br /> properties. (Section 9-3704 (a) ) <br /> d. Parking details and locations shall be consistent with <br /> Section 9-3702 of the Planning Title and be shown on <br /> the Improvement Plan. <br /> 5 . one monument of wall-mounted sign shall be permitted as a <br /> part of this approval. Sign details shall be consistent <br /> with Section 9-3600 of the Planning Title and be shown on <br /> the Improvement Plan. <br /> 6. Landscaping: <br /> a. A minimum five (5) foot wide planting strip shall be <br /> installed along the frontage of State Route 99, East <br /> Frontage Road. The strip shall be continuous except <br /> where it is crossed by driveways. The strip shall <br /> contain one tree for each thirty (30) feet of frontage. <br />
