Timing: Condition shall be satisfied prior to approval of the first Final Map or as required by <br /> the Applicable Public Agency. <br /> 17. Right To Farm Recordation And Notification: The deed of each parcel and of each condominium <br /> unit shall include the following recording notification, as specified by San Joaquin County Ordinance <br /> 4217 which added Section 6-9004 et. seq. to Chapter 1 of Division 9 of the San Joaquin County <br /> Ordinance Code regarding the Right to Farm Notice: "All persons purchasing lots within the <br /> boundaries of this approved map should be prepared to accept the inconveniences or discomforts <br /> associated with agricultural operations or activities, such as noise, odors, insects, dust or fumes. <br /> San Joaquin County has determined that such inconveniencies or discomforts shall not be <br /> considered to be a nuisance." <br /> Timing: Prior to approval! of Final Map. <br /> NOISE <br /> 18. Outdoor Noise Levels: Best available noise reduction measures shall be implemented by the <br /> applicant to reduce noise levels in primary outdoor use areas (backyards) of new residential <br /> development to an Ldn of 60 dB <br /> Timing: Inclusion of note on the Final map approved by CDD prior to Final Map approval, <br /> and inclusion of note on deed prior to issuance of building permits. <br /> 19. Interior Noise Levels: Interior noise levels for housing proposed to be located in areas exposed to <br /> an exterior noise level of an Ldn above 60 dB shall be maintained at or below an, Ldn of 45 dB. [SPII <br /> implementation Measure 11.2.1 (4)j <br /> Timing: Compliance verified prior to the issuance of building permits. <br /> 20. NOISE WALL: A six-foot noise wall made of concrete or masonry block is required between the <br /> residences and connect to each residence (along the eastern facades) of the proposed lots facing <br /> Central Parkway and the wall shall be included in the improvement plans (Figure 1., Noise <br /> Measurement Locations, Env. Nosie Analysis May 3, 2018) (Development Title Section 9-1150.10) <br /> Timing: Improvement plans approved by CDD and MHCSD prior to Final map approval. <br /> 21. Construction Noise: The following measure shall be implemented during construction: <br /> Construction shall be restricted to the hours of 6:00 AM to 8:00 PM on weekdays. Extended hours <br /> which may include Saturdays and Sundays may be allowed through prior notice to adjacent <br /> residents and landowners, and prior approval of the MHCSD for infrastructure construction and <br /> CDD for building permits. <br /> All internal combustion engines shall be equipped with exhaust mufflers that are in good condition <br /> and appropriate for the equipment. <br /> Timing: Inclusion of the above measures as notes on Improvement Plans approved by CDD <br /> and MHCSD prior to Final Map approval. <br /> San Joaquin County (PA-1800118)\(Shea MH LLC) <br /> Community Development Page 16 <br />
