HAZNET Sites database consists of data that is extracted from the copies of hazardous waste ( 3 .1)
manifests received each year by the DTSC.
The subject property was identified during the HAZNET database search, as further discussed
below:
• The subject property, occupied by the prior tenant McGregor Printing Corporation, was
identified with three HAZNET database listings. The dates of the disposal of hazardous
materials are unknown. McGregor Printing Corporation had 2.29 tons of waste oil and 3'
mixed oil and 0.2085 tons of unspecified oil-containing waste transported from the subject
property to Yolo County for disposal. McGregor Printing Corporation had 0.4587 tons of
•.. unspecified aqueous solution transported from the subject property to Los Angeles County to
be recycled. Due to the lack of a documented release of hazardous materials or any
indication of spills, the transfer of hazardous materials for disposal is not anticipated to be an
environmental concern. Refer to Section 4.3 for further discussion of the historic occupancy
by McGregor Printing Corporation.
Underground/Aboveground Storage Tanks (UST/AST) List is a comprehensive listing of )
registered underground and aboveground storage tanks located within the State of California.
Eight sites within a '/-mile radius of the subject property were identified during the UST/AST (3,6_7>
database search. Due to the lack of a documented release or factors discussed in the LUST
segment of Section 5.3, the storage of hazardous materials within registered tanks is not a
significant environmental concern.
Leaking Underground Storage Tanks (LUST) List is a list produced by the Regional Water
Quality Control Board (RWQCB) of known sites with current or former leaking underground
storage tanks on the premises.
Nineteen sites within a '/z-mile radius of the subject property were identified during the LUST
database search. Of these sites, eighteen were plotted in excess of '/g-mile from the subject (71-,
property, and based on the relative distance are not expected to represent a significant
environmental concern. The remaining site is further discussed below:
• United Parcel Service at 1532 North Broadway was plotted by the database 601 feet north-
northeast (hydrologically upgradient) of the subject property. Files were reviewed for this
property at the SJCEHD related to this LUST case.
Documentation was on file indicating that a UST removal was conducted at this property in /1 Lo
1991. The USTs removed were listed as one 10,000-gallon gasoline UST and one 500- l
gallon waste oil UST. Soil and groundwater sampling were conducted in the vicinity of
these USTs, and mild amounts of contamination were found near both. This site was listed
as a leaking underground storage tank (LUST) site. Surrounding soils were subsequently
excavated prior to installation of the current UST system. In 1991, a case closure letter was
Phase I Environmental Site Assessment AEI
Project No.274968
,.,. October 11,2007
Page 19
