Conditions <br /> Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the Issuance of <br /> any building permits and prior to the Initiation of the use. <br /> This approval will expire 18 months from the effective date of the approval unless (1) all Conditions <br /> of Approval and Ordinance requirements have been compiled with, (2) all necessary building permits <br /> have been secured and remain In force,and (3)all necessary permits from other agencies have been <br /> secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy, 468-3142) <br /> a. This approval shall permit a maximum of 120 children, ages two weeks to six years, at an <br /> existing migrant Head Start facility using existing facilities and three portable classrooms, <br /> as shown on the revised Site Plan. <br /> b. An Improvement Plan showing drainage, existing and proposed surfaces, driveway <br /> access details, on-site parking, existing and proposed utility services, and grading shall <br /> be submitted and approved. Additional storm drainage resulting from the new <br /> construction shall be retained on the site, and provisions shall be shown on the <br /> Improvement Plan. The site's drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Improvement Plan. A plan check fee will be <br /> required. (Development Title Section 9-884) <br /> C. A minimum of 45 automobile parking spaces shall be provided and shown on the <br /> Improvement Plan. The size and location of the parking spaces shall be consistent with <br /> the requirements of Chapter 9-1015 of the Development Title. All new parking spaces, <br /> driveways, and maneuvering areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust-free surface. Bumper guards shall be provided when necessary <br /> to protect adjacent structures or properties. (Development Title Section 9-1015.5) <br /> d. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> e. No additional advertising signs shall be permitted as a part of this approval. <br /> f. Except as otherwise noted in the Conditions of Approval,the project shall comply with the <br /> adopted Conditions of Approval for Use Permit Application No. U-84-98. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Tom Iwamiya, 468-3023) <br /> a. An Irrevocable Offer of Dedication of a 42-foot-wide right-of-way from the centerline of <br /> River Road to the property line shall be required across the frontage of APN 245-230-36. <br /> A$225.00 fee currently is required for processing, per Development Title Table 9-240.2, <br /> in addition to a copy of the Grant Deed, a recording fee, and a legal description of the <br /> parcel to be offered for dedication.
